Buyers share: What they want from their agents right now

Some key ways buyers say agents can build trust - straight from the mouths of those on the hunt right now

In most real estate markets around the country, buyers have a lot of choice and most properties are being marketed at realistic prices - but despite this, Kiwi looking to buy, especially those in the first home market, are still hoping and wanting more support.

One thing that was continually stressed was that, no matter the home, this is a huge deal to them. Wobbles are natural and planning ahead for them can help keep the process moving smoothly. None of the things they cited are likely brand news to you, but they do serve as a good reminder of what has added weight right now - especially as we head into a busier Spring season...

Provide a builders report

If possible, encourage your vendors to have a building report done and ready to share so that the buyers can get a heads up on if there are any major problems with the home.

Be as transparent as possible about a home's challenges

Buyers will find out about them sooner or later. If there's anything of importance on the builders report or the LIM, talk it through with buyers and encourage them to get more information from experts if they are concerned.

Give clarity on vendor price expectations

If there’s a price that vendors won’t go below, these buyers really want to know that. A “buyer enquiry over” (BEO) figure is a big help.

When pricing, ideally put an asking price on the home

Buyers also love the option of putting an offer in at any time, especially with homes in the first-home price bracket.

If possible, introduce buyers to new, perhaps more affordable areas nearby

Buyers say sharing other options that might be a good fit is a great way to build their trust (and sales). If the area is new to them, telling them about nearby amenities can also help.

Be cautious of likely sold prices before inviting buyers to attend auctions

They say this can feel demotivating, especially for first-home buyers.

Offer to take buyers through the home at other times

With listings being so high, buyers may be fitting in five open homes in a day and they won’t have time to spend long in a property, even if they like it. They really appreciate the offer of an outside viewing.
