We can update the RV of the property from our end if you send through official council/QV records for the property.
What are the Trade Me Property Estimates?
The Trade Me Property Estimates are our computer-generated estimates of what we think a property is likely to sell or rent for. We’ve calculated these using our own algorithms that incorporate sales of similar properties and RVs, while the rental estimate relies on rental information held by Trade Me.
The estimates are not professional valuations or appraisals and do not involve a physical inspection of the property. For a full market appraisal, chat with your local real estate agent, valuer or a local property manager.
Why do my estimates seem too low or too high?
The Trade Me Property Estimates are a starting point in figuring out what a property is likely to rent or sell for. The amount of data we have for a property affects the estimates’ accuracy. We show estimated ranges as well as our estimate accuracy ratings to give you an indication of how accurate the estimates are.
The estimates can't take into account external factors such as recent renovations or unique aspects of a property that could change its rental or sale value. We’re always working to improve our estimates and we update them whenever possible.
A property just sold or was rented, why do the estimates not match that price?
Sometimes the actual sold price or rent for a property is outside our estimated ranges. This can be caused by several factors like:
- We don’t have data about unique characteristics of a property that add or decrease the value of it.
- For the property estimate, the legal sale of a property can take up to three months to appear within Property Insights and be used to provide an up-to-date estimate for the property.
Ultimately, a property will sell or rent for whatever a buyer or renter is willing to pay for it, which could be lower or higher than our estimate.
Do the estimates take into account the renovations and improvements since it last sold?
The Trade Me Property Estimates are based on the current property data we hold. While we do our best to estimate a property’s sale value or rental yield, these won’t always be spot on as we can’t take into consideration external factors like recent renovations or unique aspects of a property that could change its sale value or rental yield.
What does the range of values on each of the estimates represent?
The three different prices displayed for the property estimate (low, mid, high) make up the range we think represents the potential market value a property is likely to sell for. The two different amounts displayed for the rental estimate (low, high) make up the range we think a property might be rented for per week.
What do the star ratings for the estimates mean?
The number of stars on the Trade Me Property Estimates represent the amount of data available when calculating the estimate and the size of the value range.
5 stars: Most amount of data and smallest range
4 stars: Lots of data and good range
3 stars: Standard amount of data and range
2 stars: Low amount of data and large range
1 star: Minimal data and widest range
If it says 'No estimate', it means there's not enough data to create an estimate.
Can the Trade Me Property Estimates be removed from the listing?
We want to provide information that helps people be more informed about property in New Zealand. We think the Trade Me Property Estimates help this and for transparency, we don’t remove them from individual properties. It’s important to remember that these estimates are a starting point for research on a property's value and are not a formal valuation.
Why can’t I find a particular property?
We use the same technology as Google Maps to identify residential addresses. Sometimes there can be more than one way to write an address e.g. where prefixes and unit numbers are involved. Other times, subdivided properties and apartments can have a single address for multiple properties. Make sure you’re using the right address format (street number, street, suburb, city).
Newly built and subdivided properties may not show in search results, as it generally takes longer to receive data for these properties.
Please note that Property Insights only shows information for residential property addresses in NZ.
Why does an image show for some properties?
If a property is currently listed for sale on Trade Me Property, we’ll display an image for it. This means you can click through to the property listing, direct from the Property Insights page.
A property is for sale on Trade Me, why doesn’t it show on Property Insights?
A property that is for sale on Trade Me Property must have the exact same address as the one used on Property Insights for it to display as part of the page.
Why do some properties have missing or incorrect property details, sold prices or RV history?
The data we receive comes from the public records of local and regional councils. It’s collected and recorded by the councils during a property’s rateable valuation assessment, meaning some details may be out of date or missing (especially if the assessment was a while ago). It can also mean new changes to the property, such as a new roof or deck, may not be recorded. If some of the ‘Property details’ are missing from council data, we may source this from Trade Me listing information.
We update our data regularly, so if the council has made a recent change to a property’s information, it will show on Property Insights soon. If you feel the information is incorrect, we recommend checking with your local council.
Please note: new sales can take up to three months to process through the council.
How long does a property show as being ‘Recently sold’?
We show properties that were sold in the last six months as ‘Recently sold’.
How does Trade Me choose ‘Nearby properties for sale’?
Properties that appear in the ‘Nearby properties for sale’ carousel are properties for sale on Trade Me that are within 1 km of the address searched. If no properties are within 1 km, we show properties within 5 km.
What does each property detail mean?
The property details information is provided by local councils. It’s recorded during the property’s last rateable valuation assessment, meaning some details may be out of date or missing (especially if the assessment was a while ago). It can also mean new changes to the property, such as a new roof or deck, may not be recorded. If some of the ‘Property details’ are missing from council data, we may source this from Trade Me listing information.

Rateable value (RV)
The rateable value (RV) is set by the council and is based on the summary of land value and improvement value.
Land value
The most likely selling price of the bare land at the date of valuation. Includes bare land and development such as drainage, retaining walls and levelling.
Improvement value
The difference between the capital value and land values. Includes the value of the buildings, other structures and any landscaping.
Decade built
Decade within which the principal building was built.
Garage parking spots
Number of parking spots available in a garage or garages on a property. This includes under main roof internal access garages and freestanding garages.
Off-street parking
Total number of formed car parks including uncovered car parks, garage parking spots, or a permanent standing established specifically for parking.
Building site cover
Used to record the area of the site over which any floor or floors of the principal buildings extend.
Contour
The contour of the land:
- steep fall
- easy to moderate fall
- level
- easy to moderate rise
- steep rise.
View type
Shows the type of view from the property:
- None: There is no view.
- Water: The focal point is water.
- Other: A focal point is something other than water e.g. park or city providing there is some depth to the view.
View scope
Determines how much of the view type can be seen:
- None: There is no view.
- Slight: Close up or wide view of up to 45 degrees or moderately wide view with very little depth.
- Moderate: Close up view of up to 145 degrees or wide view with little depth.
- Wide: Close up view of over 145 degrees.
Wall construction
Covers the materials used to construct the walls.
Roof construction
Covers the materials used to construct the roof.
Wall condition
What condition the materials are in for the wall. Values range from good, average, fair to poor.
Roof condition
What condition the materials are of for the roof. Values range from good, average, fair to poor.
Other features
Displays what other improvements have been made to the property as determined by the local and regional councils.
