If you won a lotto jackpot, what would you buy? New Zealand’s most expensive house would be a good start.
The number one property shattered all the previous records when it was sold in September 2023.
5. O'Neill's Avenue, Takapuna, Auckland - $28,800,000
Sneaking in just behind number four is a gigantic waterfront mansion in Takpuna, which was the most expensive sale in the country in 2017. The property spans three titles in the heart of Takpuna, spanning almost 4,500sqm with panoramic views of Rangitoto Island.
4. Remuera Road, Remuera, Auckland - $29,000,000
A nearly 1,000 sqm house on over an acre in Remuera is always going to fetch a high price - and so this palatial property did. When it sold in November 2021, it had been in the hands of the same owners for 20 years, and broke the suburb sale record at the time.
The property was sold by Graham Wall of Wall and Co, who at the time could lay claim to brokering four out of six of the most expensive property sales ever in NZ.
3. 186 Mahoenui Valley Road, Coatesville - $32.5 million
The third most expensive house ever sold in New Zealand was a mansion in north-west Coatesville that was previously rented by controversial internet tycoon, Kim Dot Com. The owners of Zuru Toys, siblings Nick and Anna Mowbray, purchased the property in 2016 for a whopping $32.5 million.
This may also be the biggest house in NZ. It features well over half an acre of interior floor space (seriously), as well as 12 bedrooms, a wine cellar, a library, three pools, a huge aquarium built into the kitchen and a building for staff. The property also boasts its own lake, boathouse and vineyard and 22.6 hectares of parklike grounds.
It was built in 2006 by Richard Bradley, the millionaire Chrisco founder.
This sprawling mansion in Coatesville has made the news on more than one occasion.

2. 4 Huriaro Place, Orakei - $38.5 million
Before the sale of the Queenstown estate 4 Huriaro Place was the most expensive house ever sold in NZ.
Before the sale of the Queenstown estate, a sprawling mansion at 4 Huriaro Place Ōrākei was the most expensive house in NZ.
This property was built by Mark Hotchin the ex-director of Hanover Finance (which failed during the GFC) and he sold to Deyi Shi, the chairman of Oravida Group, a company that exports New Zealand food products to China.
The Huriaro Place property is massive at over 900 sqm, with over an acre of prime waterfront land. It overlooks one of New Zealand’s most expensive streets - Paretai Drive - as well as the Waitemate Harbour, and features an indoor pool, and underground parking for a dozen cars.

The most expensive house in NZ sold in 2023 to ‘parties associated’ with Karl Jameson, a Brisbane based property developer, and entrepreneur who operates throughout Australia, the US and NZ. The whopping $45.5 million price tag bought almost 47 acres of land, including a 12 acre Garden of National Significance, a French style luxury home, and a large subdividable section. The gardens are particularly impressive, featuring 100,000 daffodils, a woodland walk, and 1,000 rhododendrons.
The sale was made by Hamish Walker of Walker and Co reality, who frequently brokers ultra-premium sales with high net worth individuals.
Is this New Zealand’s next most expensive home?
Aotearoa may have a new ‘most expensive house’ when the sale price of a grand property at 27 Marine Parade in Herne Bay is revealed. The home was listed for sale on Trade Me Property before it sold in April 2025 for an undisclosed sum.
The Marine Parade property was extensively renovated by vendor and property developer, Kurt Gibbons and his wife Makere, and features 900 sqm of interior space and a massive 2688 sqm section - which is apparently the best section, on the best street, in the area. It features bathrooms, kitchens, and entire walls sculpted from travertine, a type of limestone that was used to build the coliseum.
The property also boasts unimpeded views of the harbour from the lounge, kitchen and second floor master bedroom, two media rooms, a wine cellar, and extensive garage. Not exactly a fixer upper. Real estate agent Ollie Wall hinted in 2024 that the sale price would be considerable:
“The highest price in New Zealand for a residential house is about $40 million at the moment, and this will be well beyond that.”
27 Marine Parade is one of the most impressive properties in the country.
